Snapshot
Ad Competition Index
60.6/ 100
Ranked 489 of 1,822 counties with 20,000+ residents and 205 of the 400 markets we cover. More local businesses chasing the same searches pushes the score up. How the index is built
We grade every U.S. county-equivalent with 20,000 or more residents on how many ad-heavy local businesses (including lawyers, dentists, contractors, agents and similar) compete for its residents. Monterey County scores 60.6, which is close to the middle of the pack.
Two features set Monterey County apart from the pack: it is a county whose population is flat or shrinking, and it is a high-income county. The eight measures below show how it compares with every other county.
Each bar places Monterey County alongside all 1,822 U.S. counties with 20,000 or more residents. Data from: Census Bureau population estimates, County Business Patterns (2017 and 2022), Small Area Income and Poverty Estimates and the Building Permits Survey.
What stands out
People are leaving Monterey County faster than they arrive (1.9% fewer residents than at the 2020 Census, 430,723 today). In a shrinking market each customer you add is one a competitor loses, so the campaign has to be sharper, not just louder.
The biggest places in Monterey County are Salinas (159,506), Seaside (31,317), Monterey (29,116), Soledad (23,947) and Marina (22,833). We target by city, ZIP code or a radius around your location, so a business on one side of the county is not paying for clicks from the other.
Outside any incorporated place live 101,387 residents, 24% of the total. Radius and ZIP targeting reach them where city-only targeting would not.
Where people live
Here is each place's population, taken from the Census Bureau's newest estimates. These are not service areas, but they show where the biggest groups of customers are.
| Place name | People (2023 est.) | Percent of the county |
|---|---|---|
| Salinas | 159,506 | 37% |
| Seaside | 31,317 | 7% |
| Monterey | 29,116 | 7% |
| Soledad | 23,947 | 6% |
| Marina | 22,833 | 5% |
| Greenfield | 20,634 | 5% |

New construction
Housing units authorized by building permits. Source: the U.S. Census Bureau's Building Permits Survey (county annual files; year-to-date comparison covers the same months in each year). Permits are authorizations, not completed homes.
Monterey County authorized 1,086 housing units in 2022 and 813 in 2025, about 25% fewer; 2025 still works out to 18.9 units per 10,000 residents, less than in 64% of counties. From January through August, 505 units have been permitted, compared with 454 a year earlier (+11.2%).
In Monterey County, the construction-linked categories already busiest are residential remodelers (1.7x typical) and roofing contractors (1.7x typical). New households need contractors, insurers, agents and providers, so categories tied to construction feel a swing in permits first. If you are in one of them, a change in permits is a cue to revisit your budget ahead of the busy stretch.
The field you are bidding in
Each category's employer locations are divided by population and compared with the median county. A reading of 2.0x means two times the locations per resident that a typical county has.
Crowding = employer locations per 10,000 residents divided by the median U.S. county of 20,000+ residents (1.0x is typical; the dark tick marks it). The counts are establishments in County Business Patterns (2017, 2022), not a count of active advertisers. See the method
The most crowded category in Monterey County is residential remodelers: 225 locations, 1.7x what a typical county has per resident, and up 14.2% since 2017. Dentists (181 locations, 1.5x) and physicians offices (250 locations, 1.4x) also sit above a normal county. Insurance agencies and brokerages is the least crowded category here at 0.7x typical (104 locations), so a campaign in that category is less likely to be drowned out.
Real estate agents and brokers grew fastest, up 15.2% since 2017 to 129 locations. Insurance agencies and brokerages went the other way, down 16.1% to 104 locations.
Keep in mind that these are counts of businesses, not ad costs. An auction decides what a click costs, and it weighs far more than the number of competitors, and that is why your keywords, offer and landing page drive how we build.

The six look-alikes are the counties in our 400-market set that sit closest to this one on size, income, growth, construction and ad-business density. Sources as above.
Passaic County, NJ is the closest match, scoring 66.2 against Monterey County's 60.6. Stanislaus County, CA is the furthest from it, scoring 47.9. Stanislaus County, CA's ad-heavy business base changed +8% over the period against +0.8% in Monterey County. If you already advertise in one of these markets, the comparison tells you how similar the competitive field is, not what your results will be.

Same idea, different names
People say Google Ads, PPC, paid ads, Facebook ads or Instagram ads; all of them mean paying per click, and we manage that for Monterey County businesses on one flat plan.
Most clients start with Google Ads, where intent is highest, and add Facebook and Instagram or Bing once the first campaign is working. One account manager runs all of them.
Our process
We assemble your campaign the right way from day one: landing pages, keywords, ads, extensions and conversion tracking for calls and forms.
When the campaign goes live we watch it closely and adjust, filtering out irrelevant searches with negative keywords, adjusting bids and improving lead quality.
We focus on the high-performing ad groups and try broader keywords so your calls keep growing.
Optimization continues, and we reduce your monthly management fee as your account grows, to increase your return.

Common questions
Management is a flat monthly fee, $895 for one platform, $1,595 for two and $2,295 for three, and it stays the same however large your ad budget is. You pay ad spend to the platform, and you can cancel anytime.
Start from your own economics rather than a rule of thumb: the calculator above converts your profit per customer and close rate into the most you can pay per lead. In Monterey County, residential remodelers (1.7x) and dentists (1.5x) are denser than a typical county, so if you are in one of those categories plan for a busier auction. We size the budget with you before launch and scale as results come in.
About average. Monterey County scores 60.6 on our Ad Competition Index, ranking 489th of 1,822 counties with 20,000+ residents and 205th of the 400 markets we cover. Residential remodelers is the densest category here, at 1.7 times the typical county. That calls for consistency: steady campaigns can claim ground that would be contested in a bigger market.
Across the twelve ad-heavy categories we track, the largest by employer locations in Monterey County are physicians offices (250), residential remodelers (225) and dentists (181). Measured against a typical county, the most crowded are residential remodelers (1.7x) and dentists (1.5x). A large or crowded category does not settle whether ads will work for you; it tells you how many other businesses may be bidding on the same searches.
A few campaigns bring calls on day one. Others take two to four weeks to settle in, especially in crowded categories such as residential remodelers. In the first weeks we review search terms and add negative keywords so your budget lands on the right clicks.
Monterey County has 430,723 residents, −1.9% since the 2020 Census, and 813 housing units were permitted in 2025 (18.9 per 10,000 residents). A shrinking population means most new customers have to be won from competitors. Whichever way it goes, ads reach the people who are searching today, so we keep an eye on these trends when we set budgets.
Yes. We can target by city (Salinas, Seaside, Monterey, Soledad and others), by ZIP code or by a radius around your location. About 24% of residents live outside any incorporated place, and radius targeting is commonly how we reach them.
Absolutely. Our paid ads management covers Google Ads, Bing (Microsoft Advertising) and Meta, which is the company behind Facebook and Instagram. Most Monterey County clients start on Google, where people are actively searching, and layer on Facebook and Instagram ads to reach people before they search. You pay by the number of platforms, not by the size of your ad budget.
No contract: month to month, cancel anytime. Your account has one dedicated manager, and every month you see the calls, form fills and sales your Monterey County campaign generated.
