The market in figures
Ad Competition Index
55.5/ 100
Sitting at rank 666 of 1,822 counties with 20,000+ residents and 258 of the 400 markets we cover. The higher the score, the more local businesses are competing for the same searches. How the index is built
We rate every U.S. county-equivalent with 20,000 or more residents on how many ad-heavy local businesses (like lawyers, dentists, contractors, agents and similar) are chasing the same residents. Alameda County scores 55.5, which is close to the middle of the pack.
Two things stand out: Alameda County is a county with an unusually high share of larger (20+ employee) businesses in ad-heavy categories, and it is also a high-income county. Below, eight measures set it beside every other county.
Each bar sets Alameda County alongside all 1,822 U.S. counties with 20,000 or more residents. Sources: U.S. Census Bureau Population Estimates, County Business Patterns (2017 and 2022), Census income estimates and the Building Permits Survey.
Population by place
The Census Bureau's latest estimates, by place. A place is not a service area, but it shows where the largest pools of customers sit.
| Community | Residents (2023 estimate) | Slice of the county |
|---|---|---|
| Oakland | 436,504 | 27% |
| Fremont | 226,208 | 14% |
| Hayward | 155,675 | 10% |
| Berkeley | 118,962 | 7% |
| San Leandro | 85,784 | 5% |
| Livermore | 82,908 | 5% |

What shapes the market
Competition in Alameda County skews larger than in most counties. Of 6,210 employer locations in the twelve ad-heavy categories we track (2022 data), 6.9% have 20 or more employees, a higher share than 90% of counties. Locations that size are the ones most likely to have someone in charge of marketing and to keep ads running all year, so a small Alameda County business frequently bids against a much bigger one.
Alameda County has 1,622,188 residents, which ranks 21st of 3,143 U.S. counties, and the headcount has shifted −3.6% since the 2020 Census.
No single place dominates Alameda County: the largest, Oakland, holds about 27% of residents. Larger places include Oakland (436,504), Fremont (226,208), Hayward (155,675), Berkeley (118,962) and San Leandro (85,784). They are separate markets, and we aim your campaign at the ones you serve.
Your competition
Category by category, this table sets Alameda County against the typical U.S. county: how many locations there are per 10,000 residents, how that count has moved, and how many are larger operations.
Crowding is employer locations per 10,000 residents relative to the median U.S. county of 20,000+ residents (1.0x is typical; the dark tick marks it). Figures are establishments from the Census County Business Patterns (2017, 2022), which is not the same as active advertisers. Method
The most crowded category in Alameda County is dentists: 970 locations, 2.1x what a typical county has per resident, and down 1.7% since 2017. Real estate agents and brokers (824 locations, 2.0x) and residential remodelers (744 locations, 1.5x) also sit above a normal county. Landscaping services is the least crowded category here at 0.6x typical (307 locations), so a campaign in that category is less likely to be drowned out.
Real estate agents and brokers grew fastest, up 40.6% since 2017 to 824 locations. Physicians offices went the other way, down 12.5% to 747 locations. The biggest operators sit in plumbing, heating and air-conditioning contractors: 74 of 377 locations have 20 or more employees.
One caution: this shows how many local businesses exist, not what a click costs. Click prices are set in an auction that also depends on your keywords, ads, landing page and the exact search, so crowding is a reason to plan carefully, not a quote.
Markets like this one
We matched Alameda County to the six markets in our 400-market set that look most like it on population, income, growth, construction and how crowded local advertising is.
| Place | ACI | Population | Change since 2020 | Ad-business change since 2017 | Permits per 10k, 2025 |
|---|---|---|---|---|---|
| Alameda County, CA (this page) | 55.5 | 1,622,188 | -3.6% | +3% | 17.1 |
| Contra Costa County, CA | 65.7 | 1,155,025 | -0.9% | +9.9% | 10.3 |
| Manhattan, NY | 55.6 | 1,597,451 | -5.7% | -9.6% | 18.7 |
| Santa Clara County, CA | 64 | 1,877,592 | -3% | +5.2% | 30.9 |
| Hennepin County, MN | 66.2 | 1,258,713 | -1.8% | +1.2% | 29 |
| San Francisco County, CA | 62.8 | 808,988 | -7.4% | -3.7% | 20.3 |
| King County, WA | 66.3 | 2,271,380 | +0.1% | +5.2% | 37.2 |
The six look-alikes are the counties in our 400-market set that sit closest to this one on size, income, growth, construction and ad-business density. Same sources as above.
Contra Costa County, CA is the closest match, scoring 65.7 against Alameda County's 55.5. King County, WA is the furthest from it, scoring 66.3. Manhattan, NY's ad-heavy business base changed −9.6% over the period against +3% in Alameda County. If you already run ads in one of these markets, the comparison shows how alike the competition is, not what your results will be.
Housing demand
New homes authorized by building permits. Data: the U.S. Census Bureau's Building Permits Survey (county annual files, and the year-to-date bars compare the same months each year). Keep in mind that permits are approvals, not completed homes.
Alameda County authorized 5,076 housing units in 2022 and 2,778 in 2025, about 45% fewer; 2025 still works out to 17.1 units per 10,000 residents, less than in 68% of counties. From January through August, 1,989 units have been permitted, compared with 1,422 a year earlier (+39.9%).
In Alameda County, the construction-linked categories already busiest are real estate agents and brokers (2.0x typical) and residential remodelers (1.5x typical). If you serve new households, watch permits as an early signal: when they turn, search demand usually follows, and your budget and ad schedule should too.
Our process
We assemble your campaign with the groundwork done properly: pages built to turn clicks into calls, keywords, ads, ad extensions and conversion tracking for calls and forms.
Your campaign goes live and we optimize regularly, blocking poor-fit searches with negative keywords, reworking bids and lifting lead quality.
We focus on the high-performing ad groups and test broader keywords to lift your call volume.
We keep optimizing and lower your monthly management fee as your account grows, which improves your return.
Paid ads beyond Google
Search ads
Show up at the top of Google for the searches Alameda County customers make. You pay when they click.
Paid social
Social ads on Facebook and Instagram, built in Meta's platform, that put you in front of Alameda County people before they go looking.
Bing and Microsoft
Bing, Microsoft Edge and Microsoft's partner network give you a second search audience.
Same idea, different names
Google Ads, PPC, pay-per-click, Facebook ads, Instagram ads, paid ads: the names differ but the idea is the same, you pay when someone clicks and we manage it for Alameda County businesses on one flat plan.
Start with the platform your customers use most. Many Alameda County businesses begin with Google Ads and later add Facebook and Instagram to stay in front of people who have not searched yet. We manage Google, Bing and Meta (Facebook and Instagram) together under one account manager.
Pricing
One flat monthly fee, no long-term contracts, set by the number of platforms we manage. Your ad budget is separate and is paid directly to the platform. Spending more than $10K a month on ads? Call us.
Try your own numbers
Break-even is different for every business. Tell the calculator what a new customer is worth and how commonly a lead turns into one, and you will see the highest cost per lead you can afford, how many customers pay for your month, and how your expected cost per lead stacks up.
Common questions
We charge a flat management fee: $895 a month for one platform, $1,595 for two and $2,295 for three, with nothing long-term to sign. Ad spend is separate, paid straight to Google, Bing or Meta.
Work from your own numbers rather than a rule of thumb: the calculator above turns your profit per new customer and your close rate into the most you can pay per lead. In Alameda County, dentists (2.1x) and real estate agents and brokers (2.0x) are denser than a typical county, so if you are in one of those categories plan for a busier auction. Before launch we size the budget with you, then scale as results arrive.
About average. Alameda County scores 55.5 on our Ad Competition Index, ranking 666th of 1,822 counties with 20,000+ residents and 258th of the 400 markets we cover. Dentists leads on density, at 2.1 times the typical county. That calls for consistency: consistent campaigns can claim ground that would be contested in a bigger market.
Across the twelve ad-heavy categories we track, the largest by employer locations in Alameda County are dentists (970), real estate agents and brokers (824) and physicians offices (747). Measured against a typical county, the most crowded are dentists (2.1x) and real estate agents and brokers (2.0x). A big or crowded category does not decide whether ads work for you; it tells you how many other businesses may be bidding on the same searches.
A few campaigns bring calls on day one. Others take two to four weeks to settle in, more so in crowded categories such as dentists. We review search terms and add negative keywords in the first weeks so your budget goes to the right clicks.
Alameda County has 1,622,188 residents, −3.6% since the 2020 Census, and 2,778 housing units were permitted in 2025 (17.1 per 10,000 residents). When the population is slipping, new customers mostly have to come from competitors. Either way, ads reach the people searching now, and that is why these trends inform the budgets we set.
Yes. We can target by city (Oakland, Fremont, Hayward, Berkeley and others), by ZIP code or by a radius around your location.
Absolutely. Paid ads management covers Google Ads, Bing (Microsoft Advertising) and Meta, the company behind Facebook and Instagram. Most Alameda County clients start on Google, where people are actively searching, and layer on Facebook and Instagram ads to reach people before they search. Pricing steps up by the number of platforms, not by the size of your ad budget.
No contract: month to month, cancel anytime. One dedicated account manager runs your account, and each month you get a report of the calls, form fills and sales your Alameda County campaign generated.
