Snapshot
Ad Competition Index
72.4/ 100
Rank 197 of 1,822 counties with 20,000+ residents and also 72 of the 400 markets we cover. Higher means more local businesses competing for the same searches. How the score works
We grade every U.S. county-equivalent with 20,000 or more residents on how many ad-heavy local businesses (including lawyers, dentists, contractors, agents and similar) compete for the same customers. San Diego County scores 72.4, which is more crowded than most.
Two features set San Diego County apart from the pack: it is a high-income county, and it is a county with unusually many ad-heavy local businesses for its size. Eight measures below show where it stands among all counties.
Each bar places San Diego County alongside all 1,822 U.S. counties with 20,000 or more residents. Data from: U.S. Census Bureau Population Estimates, County Business Patterns (2017 and 2022), Small Area Income and Poverty Estimates and the Building Permits Survey.
Population by place
These are the largest places in San Diego County by resident count. Campaigns can be aimed at any of them, or at the ZIP codes and radius around your location.
| Place name | Residents (2023 est.) | Slice of the county |
|---|---|---|
| San Diego | 1,388,320 | 42% |
| Chula Vista | 274,333 | 8% |
| Oceanside | 170,020 | 5% |
| Escondido | 148,122 | 5% |
| Carlsbad | 113,495 | 3% |
| El Cajon | 102,991 | 3% |
Data: Census Bureau Population Estimates. A place is a city, town or census-designated place; where a city spills into a neighboring county, just the portion inside San Diego County is counted.
What stands out
San Diego County is an affluent market by U.S. standards: a median household income of $103,476 puts it above 95% of counties. Affluent customers tend to research before they call, so the ad is only the first step; the page behind it has to earn trust quickly.
San Diego County has 3,269,973 residents, which ranks 5th of 3,143 U.S. counties, with population change of −0.9% since the 2020 Census.
No single place dominates San Diego County: the largest, San Diego, holds about 42% of residents. Larger places include San Diego (1,388,320), Chula Vista (274,333), Oceanside (170,020), Escondido (148,122) and Carlsbad (113,495). Each is a market of its own, and we set campaigns up around the ones you serve.
508,011 people, or 16% of residents, live outside any incorporated place. Radius and ZIP targeting reach them where city-only targeting would not.
Who else is in the auction
We divide each category's employer locations by population, then compare the result with the median county. A 2.0x reading means twice as many locations per resident as a typical county.
Crowding is employer locations per 10,000 residents relative to the median U.S. county of 20,000+ residents (1.0x is typical; the dark tick marks it). Figures are establishments from the Census County Business Patterns (2017, 2022), which is not the same as active advertisers. Method
The most crowded category in San Diego County is real estate agents and brokers: 3,081 locations, 3.8x what a typical county has per resident, and up 32.2% since 2017. Law offices (2,489 locations, 2.6x) and dentists (1,943 locations, 2.1x) also sit above a normal county. Landscaping services is the least crowded category here at 0.9x typical (957 locations), so a campaign in that category is less likely to be drowned out.
Real estate agents and brokers is also the fastest-growing category, up 32.2% since 2017, so the crowding is still building. Insurance agencies and brokerages went the other way, down 3.2% to 1,321 locations.
These numbers describe the field, not the price of a click. Auction costs depend on keywords, ad quality, landing pages and timing, so treat a crowded category as a signal to plan well and a quiet one as an opening, not as a quote.
New construction
Housing units authorized by building permits. Source: U.S. Census Bureau Building Permits Survey (annual county files, with the year-to-date bars covering the same months in each year). A permit is an authorization, not a finished home.
Housing permits in San Diego County rose from 10,048 units in 2021 to 11,704 in 2025 (+16%), or 35.8 per 10,000 residents, more than in 60% of counties. From January through August, 6,392 units have been permitted, compared with 7,543 a year earlier (−15.3%).
In San Diego County, the construction-linked categories already busiest are real estate agents and brokers (3.8x typical) and residential remodelers (1.7x typical). When new households are your market, treat permits as an early signal: search demand generally follows a turn in permits, and your budget and ad schedule should follow it.
Comparable counties
Of our 400 markets, six resemble San Diego County most closely on population, income, growth, construction and how crowded local advertising is.

| Dallas County, TX | 62.6 | 2,606,358 | -0.2% | +2.7% | 47.4 |
These are the six markets among our 400 that match this one most closely on size, income, growth, construction and ad-business density. Same sources as above.
King County, WA is the closest match, scoring 66.3 against San Diego County's 72.4. Dallas County, TX is the furthest from it, scoring 62.6. Maricopa County, AZ builds far more per resident (67.8 against 35.8 permits per 10,000 residents) despite similar overall competition. If you already run ads in one of these markets, the comparison shows how alike the competition is, not what your results will be.
How it works
We build your campaign with the groundwork done properly: pages built to turn clicks into calls, keywords, ads, extensions and call and form tracking.
Your campaign goes live and we optimize regularly, blocking poor-fit searches with negative keywords, reworking bids and improving lead quality.
We back the ad groups that are producing and try wider keywords to bring in more calls than before.
We never stop tuning, and we bring down your monthly management fee as your account grows, to increase your return.

Common questions
The management fee is flat, $895 for one platform, $1,595 for two and $2,295 for three, and it never rises with your ad budget. Ad spend goes to the platform, and cancelling is always allowed.
Begin with your own economics, not a rule of thumb: the calculator above turns your profit per new customer and your close rate into the most you can pay per lead. In San Diego County, real estate agents and brokers (3.8x) and law offices (2.6x) are denser than a typical county, so if you are in one of those categories plan for a busier auction. Before launch we size the budget with you, then scale as results arrive.
More than most. San Diego County scores 72.4 on our Ad Competition Index, ranking 197th of 1,822 counties with 20,000+ residents and 72nd of the 400 markets we cover. Real estate agents and brokers, at 3.8 times the typical county. That does not make ads a bad idea; it raises the stakes on targeting and landing pages.
Across the twelve ad-heavy categories we track, the largest by employer locations in San Diego County are real estate agents and brokers (3,081), law offices (2,489) and physicians offices (2,450). Measured against a typical county, the most crowded are real estate agents and brokers (3.8x) and law offices (2.6x). A big or crowded category does not decide whether ads work for you; it only shows how many other businesses could be bidding on the same searches.
A few campaigns bring calls on day one. Some need a two-to-four-week settling period, especially in crowded categories such as real estate agents and brokers. We review search terms and add negative keywords in the first weeks so your budget goes to the right clicks.
San Diego County has 3,269,973 residents, −0.9% since the 2020 Census, and 11,704 housing units were permitted in 2025 (35.8 per 10,000 residents). With little population change, new customers are mostly people who already have a provider and must be given a reason to switch. Whichever way it goes, ads reach the people who are searching today, so we keep an eye on these trends when we set budgets.
Yes. We can target by city (San Diego, Chula Vista, Oceanside, Escondido and others), by ZIP code or by a radius around your location. Around 16% of residents live outside any incorporated place, which is where radius targeting helps.
We do. Paid ads management covers Google Ads, Bing (Microsoft Advertising) and Meta, Facebook and Instagram's parent company. Most San Diego County clients start on Google, where people are actively searching, and add Facebook and Instagram ads to reach people who are not searching yet. Pricing steps up by the number of platforms, not by the size of your ad budget.
No contract: month to month, cancel anytime. Your account has one dedicated manager, and you receive monthly numbers on the calls, form fills and sales from your San Diego County campaign.
